Heat a medium sized sauce pan on low-medium heat. After the pan is warm, add in the sweetened condensed milk and espresso chips. Leave the sweetened condensed milk and morsels undisturbed for about 5 minutes. After 5 minutes, add in the sugar and vanilla extract, and start to stir the ingredients together. As the ingredients combine the fudge sauce will start to form and thicken. Remove the saucepan from the heat and add in the butter, stirring into the butter melts into the sauce. Serve immediately or store in a airtight container and keep in the refrigerator.
